Residential Roofing in Atlantic County, NJ

The housing stock here varies enormously. Roofing it well means noticing that.

A roofing company working only in one suburb can get away with a single approach. Atlantic County does not allow that. In a single working week a crew can go from a 1920s bayfront cottage in Somers Point, to a dense two-storey street in Ventnor where the houses nearly touch, to a 1990s ranch on an acre of Pinelands lot in Mullica Township.

Those are three different roofs with three different failure patterns, three different access problems and three different right answers. What follows is how we think about the housing stock we actually meet here.

About Residential Roofing

Shore and barrier island homes

On Absecon Island and Brigantine, houses sit close together, close to the ground and close to open water. Many are seasonal — roughly 59% of Brigantine's housing units were recorded vacant in 2020, and Ventnor runs a similar seasonal pattern — which means a roof can fail in February and not be noticed until Memorial Day. Roof edges, fastening and flashing matter more here than anywhere else in the county, and access is often from a narrow side alley rather than a driveway.

The bay corridor: Somers Point, Linwood, Northfield, Absecon, Pleasantville

This is mainland housing with water nearby but not underfoot. Somers Point has genuinely old stock — its Bay Front Historic District covers 82 acres with 189 contributing buildings in bungalow, craftsman, stick and cottage styles — while Linwood and Northfield are largely mid-century and later suburban. Steeper older roofs with complex framing sit a few streets from simple post-war hip and gable roofs, and they need different scaffolding, different flashing work and different expectations about what is under the shingles.

The big townships: Egg Harbor and Galloway

These two hold more of the county's houses than anywhere else — 47,842 people in Egg Harbor Township and 37,813 in Galloway, both across very large areas. The stock ranges from bayfront properties in West Atlantic City to newer development well inland, and both townships are designated Pinelands growth areas, so there is a lot of comparatively modern construction with straightforward rooflines alongside much older houses on wooded lots.

Pinelands houses

Inland — Hammonton, Mullica Township, Egg Harbor City, Folsom, Buena, Buena Vista Township, Weymouth Township, Estell Manor and the western parts of Hamilton Township — the roofing problem changes character entirely. Salt air and open wind fetch stop being the issue. Tree canopy, shade, pine needles in valleys and gutters, and sustained damp on north-facing slopes become the issue instead. Ventilation and drainage do most of the work in keeping these roofs alive.

What we do for homeowners

The service list is the same everywhere; the emphasis is not.

  • Leak diagnosis and targeted repair
  • Full tear-off and replacement
  • Storm and wind damage assessment and repair
  • Roof inspection, including before buying or selling
  • Flashing, valley, pipe boot and chimney detail work
  • Low-slope sections on porches, additions and garages

Questions

Residential Roofing questions

Something else on your mind? Call and ask — we would rather answer it than have you guess.

How long should a roof last on a house in Atlantic County?
Architectural asphalt shingles are commonly rated in the twenty-to-thirty-year range, but rating and service life are not the same thing. Exposure, the quality of the original installation, how well the attic is ventilated and how much shade and debris the roof sits under all move the real number. An exposed coastal roof and a shaded inland roof can both underperform their rating for completely different reasons.
My house is only used in the summer. What should I watch for?
Seasonal properties accumulate damage unobserved — a winter nor'easter lifts shingles in January and nothing is noticed until spring. The practical answer is an inspection at the start and end of the season, and clearing gutters before you close the house up, so a blocked downspout is not left to overflow against the fascia for five months.
Do you work on older homes with slate or unusual roofs?
Tell us what you have and we will tell you honestly whether it is work we should be doing. There is genuinely old housing stock in Somers Point, Port Republic and parts of Hammonton and Egg Harbor City, and some historic coverings need a specialist. We would rather say that than learn on your roof.
Can you look at a roof before I buy a house?
Yes, and it is a sensible time to do it. A general home inspection usually covers the roof from the ground or a ladder at the edge. A roofing inspection looks at the actual condition of the covering, the flashing details and, where accessible, the underside — which is where the expensive surprises are.
