Metal Roofing in Atlantic County, NJ

Metal is a long-life covering, provided the fasteners, the coating and the movement are all handled properly.

Metal roofing is a smaller share of this county's roofs than asphalt, but it is a serious option — particularly on low-slope-adjacent pitches where shingles are marginal, on outbuildings and agricultural structures inland, and on houses where the owner intends to keep the roof for several decades.

It also has a specific set of things that must be right, and they are not the same things that matter on a shingle roof.

About Metal Roofing

Standing seam versus exposed fastener

The distinction matters more than the metal type. A standing seam roof joins panels at raised vertical seams, with the clips and fasteners concealed beneath — nothing penetrates the weather surface in the field. An exposed-fastener panel is screwed through the face into the structure, with a washer at each screw. The second is considerably cheaper and is perfectly serviceable on the right building; it also has hundreds or thousands of gaskets that age, and re-fastening becomes maintenance over time.

Thermal movement

Metal expands and contracts measurably with temperature, and a roof panel that is fixed rigidly at both ends has nowhere to put that movement. It goes into the fasteners, the seams or the panel itself — producing elongated screw holes, oil-canning, and eventually leaks. Standing seam systems use clips that allow the panel to move. This is the detail that separates a metal roof that lasts decades from one that starts weeping at the fasteners after ten years.

Coastal exposure and corrosion

In a marine environment, metal selection and coating matter more than they do inland. Salt-laden air accelerates corrosion, and the vulnerable points are cut edges, fasteners and any place where dissimilar metals meet. Mixing incompatible metals — for example certain fasteners against certain panels, or copper run-off onto an aluminium component — can drive galvanic corrosion. For the barrier-island municipalities and open bayfront sites this is a specification question worth taking seriously, not a detail to leave to whatever is on the truck.

Where metal makes particular sense here

A few situations recur.

  • Shallow pitches that are below or near the limit for asphalt shingles
  • Porches, bays, dormers and accent roofs, where a standing seam section is both durable and deliberate-looking
  • Barns, outbuildings and agricultural structures in the inland municipalities
  • Buildings where the owner wants one more roof rather than two more

What metal does not fix

A metal roof does not compensate for a poorly ventilated attic, and it does not remove the need for correct flashing at walls, chimneys and penetrations. Condensation on the underside of metal panels in an under-ventilated assembly is a real and commonly misdiagnosed problem — it presents as a leak, it is not a leak, and replacing the roof will not cure it.

Noise, lightning and other things people ask

Rain noise on a metal roof over a sheathed, insulated attic is far less dramatic than the reputation suggests; the bare-barn experience is not the house experience. Metal does not attract lightning. Snow does shed from metal more readily than from shingles, which is usually an advantage and occasionally an argument for snow retention above a doorway or a walkway.

Questions

Metal Roofing questions

Something else on your mind? Call and ask — we would rather answer it than have you guess.

How long does a metal roof last?
Considerably longer than asphalt, with the qualification that the system and the environment decide the number. A well-detailed standing seam roof with a quality coating is a multi-decade covering. An exposed-fastener panel roof in a marine environment needs its fasteners and gaskets attended to along the way, and neglecting them shortens its life substantially.
Is metal a good choice near the ocean?
It can be, provided the metal, the coating and the fasteners are specified for a marine environment and dissimilar metals are kept apart. Salt air accelerates corrosion at cut edges and fixings, so this is exactly the situation where a considered specification pays for itself and a generic one does not.
Can metal go over my existing shingles?
It is sometimes done, and we generally prefer not to. It leaves the old covering and whatever is wrong beneath it in place, it complicates the fastening substrate, and it removes the opportunity to inspect the decking. Where it is appropriate, it needs a considered approach to the substrate and to ventilation rather than simply laying panels over the top.
Is a metal roof noisy in the rain?
Much less than expected. Over a solid deck with underlayment and an insulated ceiling below, the difference from a shingle roof is modest. The loud metal roof people remember is usually a bare panel over open framing in a barn or shed.
